Featured Project Number 2: Cemetery Road, Galston.

Client: Glenconnor Homes Limited.

Budget: Approximately £600,000

Design Brief: The site which lies in the village of Galston East Ayrshire had the benefit of both detailed and outline consent for four dwelling houses when the Client purchased the land. The previous design however did not suit the local housing market therefore a full redesign was required.

The site has a challenging topography as the land rises approximately eight metres from Cemetery Road to the top of the hill which is currently used as public open space. Immediately to the West of the site is a small area of woodland while to South and East are the principal views over the local countryside.

The Client required four individual house styles each having a minimum of four bedrooms. With the benefit of formal Lounges, Dining Rooms and Kitchen/Family Rooms the dwellings range in size from 183sq.m. for the 6 apartment unit to 211sq.m. for the 8 apartment unit.

Upper floor balconies from the Master Bedrooms take full advantage of the stunning views to the East.

To make best use of passive solar design the dwellings were orientated in such a manner that the principal living spaces benefit from the path of the sun. This consideration minimises heating requirements and therefore carbon emissions. Further environmental considerations include the use of a Sustainable Urban Drainage Scheme (SUDS) to minimise the impact of both surface water and waste water on the local sewerage infrastructure. Furthermore the design and location of the dwellings is such that removal of topsoil is minimised thereby reducing carbon emissions during excavating works or as a result of having to transport materials off-site.

Works are due to be completed by the end of 2007.
